Why Kakkanad Is Emerging as Kochi’s Next Major GCC Office Hub

Why Global Businesses Are Looking to Kakkanad

Why Kakkanad Is Emerging as Kochi’s Next Major GCC Office Hub

When I look at how Kochi’s commercial real estate market is changing, one location stands out to me more than ever: Kakkanad.

What was once primarily known as Kochi’s IT and technology corridor is increasingly becoming a much broader business destination. The growth of Global Capability Centres (GCCs), technology companies, flexible workspaces and professional services is changing the way businesses think about their workplace requirements.

For me, the biggest shift is that companies are no longer looking only for a place with desks and meeting rooms. They want workplaces that can support growth, attract talent, provide flexibility and represent their brand.

That is exactly where Kakkanad has an advantage.

Why Are GCCs Looking Beyond Traditional Office Locations?

I believe the rise of GCCs is one of the biggest factors influencing India's office market today.

GCCs have evolved significantly. They are no longer simply back-office centres focused on routine operations. Today, they increasingly support areas such as artificial intelligence, engineering, analytics, research and development, digital transformation and other high-value functions.

Colliers expects GCCs to account for around 40–50% of Grade A office demand in India during 2026, with annual GCC leasing expected to reach 30–35 million sq. ft.

That tells me something important: the requirements of global companies are changing, and office locations need to change with them.

For a GCC, choosing the right city and micro-market can influence talent acquisition, employee experience, operating costs and the ability to scale.

Kakkanad is well positioned within this changing environment.

Why Is Kakkanad Becoming Important for Kochi's Office Market?

From my perspective, Kakkanad's biggest strength is its combination of technology infrastructure, business ecosystem and accessibility to a large talent pool.

Kakkanad is already associated with major technology and business developments in Kochi. This creates an ecosystem where companies can operate close to other businesses, technology professionals and supporting services.

Recent market data also reinforces this trend. During Q1 2026, Kochi recorded approximately 0.11 million sq. ft. of gross office leasing, with the suburban market, including major IT hubs such as Kakkanad, accounting for nearly two-thirds of demand. Flexible workspace operators alone contributed 37% of the quarter's leasing activity.

I see this as a sign that the market is becoming more dynamic.

Businesses are not simply asking, "Where can I rent an office?"

They are asking:

"Where can I build a workplace that supports my business for the next five or ten years?"

That is a very different question.

The Demand for Better Office Space Is Growing

Another trend I find particularly interesting is the increasing preference for high-quality and flexible workplaces.

Across India, office demand remained strong during the first half of 2026. Cushman & Wakefield reported approximately 43 million sq. ft. of gross leasing during H1 2026, with GCCs accounting for 38% of total activity.

At the same time, flexible workspace operators recorded their strongest first half on record, leasing 8.4 million sq. ft. GCCs contributed 44% of flexible workspace seat leasing during the period.

This is where I think managed office space in Kochi becomes particularly relevant.

A growing company may not want to spend months designing an office, managing contractors, arranging IT infrastructure and handling everyday facility operations.

A managed workspace can provide a more convenient alternative, allowing the company to concentrate on its core business while the workspace provider manages many operational requirements.

What Makes Managed Office Space Attractive to GCCs?

If I were setting up a new GCC, flexibility would be one of my priorities.

A company might begin with 50 employees and eventually need space for 200 or 500 employees. The workplace therefore needs to accommodate growth without forcing the company into an unnecessarily large commitment from day one.

This is one reason I see managed and flexible workspaces becoming increasingly important.

Modern workspace strategies are moving toward scalable models that can combine a permanent headquarters with satellite offices and flexible space. Colliers specifically identifies scalable footprints, distributed delivery hubs and flexible commitment periods as emerging GCC leasing strategies.

For companies evaluating office space in Kochi, this creates more choices than the traditional lease model.

Instead of thinking only about square footage, businesses can think about:

  • How quickly can we move in?
  • Can we expand the workspace?
  • Is the office technology-ready?
  • Can it support hybrid teams?
  • Does it provide professional amenities?
  • Can it accommodate changing workforce requirements?
  • Will the location help us attract employees?

These questions are becoming increasingly important.

Why Is Kakkanad Relevant for Technology and AI Companies?

Another reason I believe Kakkanad's importance will continue to grow is the changing nature of technology businesses.

AI, cloud computing, data analytics, cybersecurity and digital engineering are creating new workplace requirements. Modern technology teams often need collaborative spaces, high-quality connectivity, meeting facilities and environments that encourage innovation.

GCCs are also moving beyond traditional technology support. Current industry research shows growing demand from sectors such as BFSI, engineering and manufacturing alongside technology.

This diversification is important for Kochi.

It means the demand for office space in Kochi does not have to depend entirely on traditional IT companies. Financial services, engineering, consulting, healthcare and other global businesses can also become part of the city's commercial ecosystem.

What Should Businesses Look for When Renting Office Space in Kakkanad?

If I were searching for office space for rent in Kakkanad, I would look beyond the rental price.

The first thing I would evaluate is the location.

A good office should be convenient for employees, clients and business partners. Connectivity can directly influence employee experience and recruitment.

The second factor would be the quality of the building.

For a growing company, Grade A infrastructure, reliable power, modern building systems, security and professional common areas can make a significant difference.

The third factor would be scalability.

I would ask whether the workspace can accommodate my company's growth without requiring a complete relocation.

The fourth would be technology infrastructure.

For modern businesses, connectivity and IT infrastructure are no longer optional extras. They are fundamental requirements.

Finally, I would look at workplace experience.

Employees increasingly expect offices to provide more than workstations. Collaboration areas, meeting rooms, breakout spaces, wellness facilities and comfortable common areas can influence how people experience the workplace.

Is Kakkanad Becoming a GCC Hub?

I would describe Kakkanad as an emerging GCC-oriented business hub within Kochi, rather than suggesting it has already reached the scale of India's established GCC giants.

That distinction matters.

Bengaluru and Hyderabad continue to dominate India's GCC landscape, accounting for more than 60% of GCC leasing since 2021. However, industry forecasts also identify emerging cities such as Kochi as potential GCC growth locations because of factors including talent availability, cost advantages and decentralisation.

For me, this is where Kochi's opportunity lies.

The city does not necessarily need to compete with Bengaluru or Hyderabad on their terms.

Instead, Kochi can offer global companies another location with a strong talent base, improving commercial infrastructure and the potential for more cost-efficient expansion.

Kakkanad can play a central role in that story.

The Future of Office Space in Kochi

I think the future of Kochi's office market will be shaped by three major ideas: quality, flexibility and scalability.

The traditional office model is becoming less relevant for companies that are growing quickly or operating across multiple locations.

At the same time, businesses still need physical workplaces. In fact, the continued strength of India's office leasing market suggests that companies are not abandoning offices. Instead, they are becoming more selective about what those offices provide. Cushman & Wakefield and Colliers both point to GCC expansion, flexible workspaces, technology-enabled workplaces and higher-quality Grade A space as important drivers of the 2026 market.

That is why I see Kakkanad's next phase as particularly interesting.

It has the opportunity to move from being simply an IT destination to becoming a more comprehensive business and GCC ecosystem.

Final Thoughts

When I think about the future of Kochi's commercial real estate market, I see Kakkanad playing an increasingly important role.

The combination of technology companies, emerging GCC demand, flexible workspace adoption, business infrastructure and a growing professional ecosystem gives Kakkanad a strong foundation.

For companies considering office space for rent in Kakkanad, the decision is therefore about more than finding available square footage. It is about finding a workplace that can support people, technology, culture and long-term business growth.

And for businesses exploring managed office space in Kochi or premium office space in Kochi, Kakkanad deserves serious consideration.

The GCC opportunity is still developing, and that is precisely what makes this market interesting to watch.

Kakkanad may not simply be the next office destination for Kochi. It could become one of the city's most important business hubs for the next generation of global companies.
